The Comparables Database is a crucial component of InterVal, allowing users to store, manage, and access a wide range of property data for various valuation projects. By maintaining a comprehensive database of comparables, valuers can streamline their work, ensure consistency, and make well-informed decisions based on relevant market data.

InterVal supports multiple property types, including residential (apartments and houses), commercial (offices, retail shops, retail buildings, and parking), industrial (warehouses), and land. While each property type may have specific attributes and data fields, the overall structure and functionality of the comparables database remain consistent.
For the purpose of this documentation, we will focus on the page for the residential property type, specifically apartments. However, the page ay-out, instructions and processes outlined here also apply to the pages of the other property types, with minor variations in the data fields and attributes.
It is important to note that most of these properties might be located in specific buildings for which you might need to store specific information. In order to avoid duplicating your efforts, InterVal hosts a specific database with its own page/section for buildings.
Users can add comparables to the database through this dedicated section, ensuring that the information is easily accessible for future projects. Additionally, InterVal allows users to input comparables directly during the valuation process, providing a seamless and efficient workflow.
By leveraging the power of the comparables database, valuers can save time, reduce manual data entry, and make more accurate valuations based on relevant and up-to-date market information.
This screenshot showcases the Comparables List View, which displays all the comparables for each property type in a list format.
Create New Apartment Comparable: Clicking this button allows users to create a new comparable entry for an apartment property.
Switch to Map View: Clicking this button switches the display to the Map View, where comparables are shown on a map along with a list.
Import Comparables Database: Allows users to import their existing database of comparables using a downloadable template. InterVal plans to make this import system more intuitive and user-friendly in the future.
Comparables Count: Displays the total number of comparables and the duration they have been in the database.
Search by Name: Allows users to search for a comparable by name or keyword.
Search by City: Enables users to search for comparables based on the city they are located in.
Filters: Provides a range of filters to refine the search results, such as property type, price range, and size.
Advanced Search Tools: Offers additional search options, such as filtering by size, number of rooms, and other specific criteria.
Reset Filters: Clears all applied filters, returning the list to its original state.
Comparables Table: Displays a list of all the comparable properties for the selected type, with each row representing a single property. Key details for each property are also listed.
Action Buttons: Allows users to perform various actions on the comparables, including:
Duplicate: Creates a copy of the selected comparable
Info: Displays detailed information about the selected comparable
Edit: Allows users to view and/or modify tall details associated with the selected comparable record
Delete: Removes the selected comparable from the database, move it to trash system
This screenshot showcases the Comparables - Map View, which displays all the comparables for each property type on a map and as a list.
Map Detail - Cluster: Represents a group of properties located in close proximity to each other, with the number indicating the count of properties within the cluster.
Map Detail - Reference Number: Shows the unique reference number of a single property inside of a white rectangular box with a black outline on the map. Clicking on the reference number opens a modal window with more details about the property (Screenshot 3 - Comparables - Map details).
Comparables List: Displays the same list of properties as in Screenshot 1 (Comparables - List View), point number 10. However, the properties shown in this list are only those visible on the current map view.
The screenshot above shows the modal window that appears when clicking on a property's reference number on the map.
Close Modal Window: Allows users to close the modal window and return to the map view.
Gallery Pictures: Displays images of the selected property.
Property Details: Shows important information about the property, such as address, size, price, and amenities.
Usage Count: Indicates the number of times the comparable has been used in valuations. This helps users avoid overusing the same comparables.
Comparable Status: Shows the status of the comparable, either as a draft or validated.
Edit Comparable: Allows users to modify the details of the selected comparable directly from the modal.
These views and features enable users to effectively manage, search, and utilize their comparables database, ensuring easy access to relevant property data for their valuation projects.
