The comparable page allows users to select the market evidence for their valuation. For comparable valuation, up to 5 comparables can be selected. For income valuations, comparables can be used as market data to derive market yields and rent estimates.
Search: use this field to look for a specific comparable with its ID
Search by city: use this field to look for a comparable using its city location[EF1]
Property type: you can also enlarge your search by adding different property types than your target property (its current use).
Sub type category and sub category: use these filters to sort out the entries based on the specific type of asset you are looking for (i.e. look for terraced houses only among your whole house comparable database)
Status: Use this field to sort out the comparables based on their status (draft, validated or imported)
Used: Use this field to filter the comparables based on the number of times they have been used in your valuations.
Date of information: Use this filter to refine your search according to specific time criteria and periods.
Reset: use this field to reset your searching criteria
Map: All comparables answering to the user’s search criteria will be displayed on the map
Overview: use this field to see the full details of the comparables and the target property in a pop up modal.
Add a comparable: use this field to add a comparable currently not in your Interval database. This new entry will be added to your comparable list for the valuation.
Information: the table contains information on the comparables selected, such as the size, the price (in the original currency), the building ID and date of information or transaction.
Exchange rate: if the currency of the comparable transaction is different than the country currency, users are prompted to enter an appropriate exchange rate.
View: users can peek at the comparable details by clicking on the blue eye icon.
Delete: if necessary, users can remove a comparable from the list by clicking on the red bin icon
